How an engagement runs

Portfolio due diligence

Diligence inside a deal window: a full decarbonization engagement for every building in the portfolio, rolled into one bid-decision report. To fit the window, you make each decision once for a representative building and the rest of that type inherits it. Every building stays in the report; missing data lowers confidence, it never removes a building.

The expert decides twice, once per building type rather than once per building: first on the representative buildings, then on any building that turns out not to fit its group.

The specialists

Each one has a single job. They work from shared files, hand back what they found, and never speak to you directly. Everything comes back through the lead agent.

Portfolio economist

One calculation across the deal, splitting spend you are already obliged to make from spend that is a choice.

Tools: cashflow

Report writer

The bid-decision report. Where a decision was inherited, it says so and names the building it came from.

Tools: soapbox-agent, xlsx_templater

Quality reviewer

Recalculation, plus an audit that every recorded decision traces back to a real message from a real person.

Tools: cashflow, crrem-skills, ledger

Plus the full decarbonization roster (surveyor, modeller, carbon, measures, economics, writer and reviewer) running once for every building in the deal.

When it is not clear-cut

The lead agent never improvises. Each of these is decided the same way every time.

Data is missing on a building

If Something cannot be assessed: Lower the confidence and say what is unknown

If not Never drop the building

Chase the data room or assume?

If Time remains before the report date: Chase the data room

If not Carry it as a stated assumption

A building does not fit its group

If It differs from the representative you approved: It comes back to you

If not Never quietly reshaped to fit
